Whatever Happened to Five Star Service?

Five-Star Service.  When is the last time you experienced service that was truly five-star? Has it been a while? I don’t know about you, but it’s been ages since I have. In fact, I recently had an experience that was a tipping point. It was, in a manner of speaking, sort of a last straw for me. Let me share it with you. I’ve been an Amazon shopper from the beginning. I love being able to shop whenever I want and get my stuff delivered right to my door.  Amazon ... Read More »

Learn Some Zillow Ju-jitsu

Ju-jitsu is the ancient art and technique of using your opponent’s force and momentum against him rather than confronting it with your own force. First developed and practiced during the Muromachi period in Japan (1333-1573), this old style of martial arts training was focused on teaching the unarmed or very lightly armed farmer/warrior to fight a heavily armed professional soldier.  “So what does that have to do with me and Zillow?” you ask. It has everything to do with you and Zillow.  First let’s get a couple of things straight: One, ... Read More »

Zillow: Checkmate!

Brad Inman says “Checkmate!” Yesterday Brad Inman, real estate industry pioneer and founder of Inman News, commented on the Zillow (NASDAQ: Z) acquisition of chief rival Trulia (NYSE: TRLA) in an early morning press release: “In my view, this is checkmate. Soon, Zillow will control the chessboard, like Amazon does the publishing industry. The only meaningful consumer destination, Amazon, after many savvy moves, now controls pricing, merchandising, the data and the market. Soon, Zillow will control the pricing, the listings, the merchandizing and, for sure, the consumer.” That is a ... Read More »

The Ultimate Blog

Let’s face it: Blogging is like flossing… Everyone knows they need to do it and yet nobody does it.  I remember going to a seminar or training class and listening as some blogging guru got me all excited about starting my own blog and so I decided I would bite the bullet and start my own blog. While I waited for my blog website to be built I imagined filling it with all of the real estate wisdom that so unceasingly flows from my vast wells of experience (sarcasm).  I ... Read More »

A Happy New Year Voice Mail from Gary H.

I received this phone message over the holidays and wanted to share it with you, my readers. Gary has been with us for some time now and so he’s had time to really see what the LCM and Ultimate Website can do for your marketing. I thought some of you might like to hear right from him… straight from the horse’s mouth, so to speak. I’ve bleeped out his last name to protect his identity because I’ve not asked his permission to share the voice mail with 30,000 readers. Happy ... Read More »

The Anatomy of a Sale

Most of you know that I am a number guy.  I love numbers because numbers don’t lie.  You can always count on them to give you accurate information.  You also know that I am constantly preaching that you should know your marketing numbers, your budget per lead, and your cost per lead.  Some of you have accused me of even nagging about it. As you would probably guess, I practice what I preach. I track my marketing numbers very closely — both for my real estate practice and for my ... Read More »

Learning from Failure: Lesson Three.

Ok. I closed the restaurant– well, it’s more like I am in the seemingly eternal process of closing the restaurant. I can tell you one lesson: It’s a lot easier to start something than it is to stop it. Buying a point of sale system takes a morning. Selling one takes weeks. Buying inventory is a quick and steady process involving a few minutes a day. Disposing of inventory takes forever. The same with everything, from leases, to advertising, to accounting, to tax returns. So what’s the lesson? Take the ... Read More »
